Trade Guys is a family-ownedbuilding company. We are passionate about what they do and relish helping Aucklandclients improve their quality of life through custom renovations, extensionsand home improvement.

Unlike other  Auckland  house extension builders, when working with TradeGuys, our clients benefit from one point of contact, with the project managers  themselves from the initial meeting and rightthroughout all phases of the design, construction and completion of projects. TradeGuys we go the extra mile to make the entire home extension process asseamless, personalised and stress-free as possible.

Kitchen Extensions

The kitchen is an area thatbrings everyone together several times each day. If your current kitchen islacking in size, functionality and storage, this will reduce your ability tolive and entertain the way you want to. Even a small kitchen extension, includinga kitchen renovation (if required), has the potential to addconsiderably more value, space and functionality to your home. It’s a commonlyknown fact that kitchens sell houses; so by investing in a kitchen extension, not only will you be improving your quality of life in your home but alsoincreasing its value. From budget-friendly solutions through the latestdesigner kitchens featuring walk-in pantries, stone benches and high endappliances, we are committed to bringing the highest standards of quality andservice to all our kitchen extension projects.

Bathroom Extensions

If your existing bathroom istoo small for your needs, or you need an extra bathroom to give everyone moreprivacy, a bathroom extension could change the way you live in your home. Formany homes, it is often possible to add an en suite bathroom off a bedroom bycreating a small extension to the side of the home. You may be amazed what canbe put into a relatively small space and the difference adding a small bathroomcan make to your everyday life. Whether you’re considering increasing the sizeof your existing bathroom or creating additional bathroom spaces, Trade Guys canhelp. As one of the best builders in Auckland, we specialise in creating fullycustomised bathroom extensions, home extensions, renovations and new homebuildsfor our clients.

Bedroom Extensions

As families grow, many homeowners find themselves wanting a bit more space and additional bedrooms.Whether this is for young children who are sharing a room and need their ownspace, or to create a hide away for a teenager, or even an indulgence for an owner to add a new master bedroom extensionhas potential to add considerable functionality and add value to your home. It’s known,  the more bedrooms a homehas, the higher price it will fetch when it comes time to selling. By adding additionalbedrooms to your home, you are not only investing in your own comfort andlifestyle, but also investing  in yourmost valuable asset. Trade Guys has more than 20 years’ experience creatingfully customised bedroom extensions across Auckland. We can draw on ourin-depth expertise to assess your home and talk you through the possibilities.

Single Storey Extensions (Building Out)

Building a single storeyextension is one of the most popular ways Auckland home owners choose toincrease the size of their homes. If you have  a large enough piece of land, a single storeyextension is a great way to add additional space, functionality and value toyour home. Single storey extensions can include everything from a single room, such as a games room, bathroom or bedroom, right through to expansivekitchen/living/dining rooms that effectively double the original footprint ofthe home. At Trade Guys, we work with clients across Auckland to create fullycustomised single storey extensions designed to deliver maximum style, liveability and value for money.

Double Storey Extensions (Building Up)

If you are limited on space inyour  home and only have a small propertyto work with, then a double or even triple storey extension is a great option (Withthe right council zoning). By adding a double storey extension to createadditional bedrooms, a parents’ bedroom lounge, children’s play area or homeentertainment room, in many cases extra space can be freed up on the originallevel to increase the size of kitchen and living spaces. Whether you’re thinkingof a modest double storey extension to add one additional bedroom or a completeextension and renovation of your entire house, Trade Guys can help. As aleading Auckland builder, we specialise in all types of home renovations, extensions and conversions. We work with a diverse and highly skilled team ofArchitects and tradesmen so can create options specific to each client’s needsand budgets.

Lift and Build Under Your Home (Building Down)

When considering an extension,a possibility for some Auckland home owners is to build under the existinghome. For homes that are built on footings, it is possible to lift the houseusing much taller foundation piles, thereby raising  the height of the home and creating extraspace in which to build under it. This can be a great approach for clients wantingto create a carport, homes cinema, mancave or home entertainment area or additionalbedrooms.

At Trade Guys, we approachevery project with an open mind; ready to listen to each client’s needs andunderstand the unique characteristics of their property.

Renovation Loan Criteria

In general, the following are the main types of loans for arenovation or extension.

Construction loan

Personal Loan

Refinance your existing home loan

Ifyou want to bank finance to do major renovations which needs requires a buildingconsent, the bank will likely need the following information for yourapplication.

  • Copies of the building plan
  • A copy of the building contract
  • A copy of the building quote
  • A copy of the  councilconsent
  • A new registered valuation of your property.

If your bank requires a fixed price quotation forthe renovation, this can only be provided based off the Council stamped plans.

In order to obtain a council consent, you need to;

Orderyour property file from the Council

Develop your plans with an architect

Apply for Consent with Auckland City Council.

We can help with the architect & Council, soget in touch if you wanted to progress with your plans.

We can provide indicative costs based of the architectsconcept plans, however fixed price quotations are only able to be provided onceCouncil has approved your consent.

Our advice is to check with you bank first to seewhat process they have, what might be a suitable loan type, and to establishwhat you can afford. There is no point developing plans and getting a consentfor work that you cannot get finance for.

If you just want a ballparkidea of what a project might cost or how feasible a projectmay be, we can also off this paid service.

If you have plans available and you need a buildingquote, please sent them through directly. If you want to start talking with an architect, please get in touch with us and we can help point you in the right direction.

How much does a bathroom renovation cost in New Zealand?

What is the typicalbathroom renovation cost in New Zealand?

The cost for renovating a bathroom can fluctuate, but on average, propertyowners can expect to pay anywhere from $16,000 to $30,000 for a completebathroom renovation in NZ.

But keep in mind, these figures is not set and costs will depend on an assortmentof details including the sizes of the bathroom, the type of work that areneeded to complete the renovation.

Size will always havean impact on costs

Put simply, the larger the bathroom, the larger the cost to renovate. Thebelow figures are just guides that can be expected for the average bathroom.

Average bathroom cost per square meter

Bathroom size (square m2) Total Price 1×2 (2m2) $5,500 – $10,000 2×2 (4m4) $10,000 – $16,000 3×2 (6m2) $14,000 – $20,000 4×2 (8m2) $18,000 – $30,000 10m2+ $30,000++

Other considerationsfor a bathroom renovation project

When you start a bathroom renovation there are other things to considerbefore starting. Think about the following –

  • Are you adding items or making the space larger?
  • Is the current layout workable, or does it need a change?

If you have worked out the questions above, you are well on your way tobeing able to provide a good scope of works. The scope of works is important asit defines the project – whether its large or small, you need to know whatsbeing done as it affects cost.

Maybe your bathroom will need to be completely gutted with replacementof all fittings and fixtures, or maybe it will be more simple upgrades to itemsin the same place. This matters because taking out an old shower cubicle andreplacing it with a new one will cost less than moving the plumbing to a newlocation and installing a full tile shower.

Bathroom RenovationBudget

The main thing to know before you start any renovation is how much youwant  to spend. Renovations are one of themost effective ways to increase the value of your home, but if you want to takeadvantage from the capital gains, it is vital to keep your home’s resale valuein mind when working out your costs.

As a general rule of thumb, you want to budget at least 2% of theproperty value on your bathroom renovation. So for instance, the current REINZ housevaluation in NZ is about $700,000. This means your rough budget for thebathroom should be $14,000. With the average Auckland house price being  just shy of $950,000, you’ll want to look at $19,000as your budget.

If you are renovating your bathroom to enhance a sale price you’llprobably want to budget more to make an impact – as they say, Bathrooms &kitchens sell houses, so increase the spend to increase your sale chances. .

How to refresh yourbathroom on a budget (Doing a quick makeover instead of complete renovation)

  • Replacing the shower/bathtub, toilet and vanity completely
  • Replacing mixers/tapware with new ones
  • Painting walls
  • Replacing light fixtures
  • Replacing an old bathroom mirrors

It’s important to think about what products you are using. If you are simplyrefreshing your bathroom to sell, don’t waste your money on extravagance, Inits place, use more budget-friendly but stylish products.

Complete bathroomrenovations

If require more space, better functionality or a different configuration, you are going to have to do a complete bathroom renovation.

This will be more expensive as it requires more work, including but notlimited to:

  • Strip out of old bathroom
  • Floor levelling
  • Installing floor heating
  • Replacing gib walls
  • Building frames
  • Waterproofing the shower for tiles
  • Rerouting plumbing
  • Rerouting electrical/possible switchboard upgrade may be required.
  •  Installing the bathtub
  • Installing tile flooring/tiles
  • Tiling walls & shower
  • Installing the vanity
  • Installing the shower
  • Installing the toilet

How to save money on abathroom renovation

It is conceivable to save money on bathroom renovation.. Here are some tips:

Don’t buy an expensive  fancy  toilet: Stylish toilets are aluxury but not a necessity. Stick to good quality-user friendly standardtoilets. They are easier to install and parts are much easier to get. If youwant to save even more money, look for a low flow toilet that will use lesswater which will reduce your water bill.

Look for tiles that fit into your budget: You can find a lot of great floor tiles at competitive prices when youshop around.

Lighting: Install LED lights. These cost afraction to run compared to the old filament type

Don’t buy expensive imported taps & mixers: Buying fancy imported bathroom might make the bathroom feel luxurious, but you can save hundreds or dollars by buying local good quality equipment.

Paint your own walls or do the demo work yourself. The more work you can do without getting in your contractors way, meansthey don’t have to do it for you. Talk to them about works you can do yourself tosave some money.

Renovation Cost Calculator

How much does a home renovation cost?

There are a lot of influencesthat contribute to your renovation’s total cost. Minor renovations can cost aslittle as $15,000, but you can easily spend over $500,000 for a complete alteration. Most of these expenses are in the labour, while the next major expense is materials.

Aspects that affect the price of your homerenovation

The range of renovation costsis huge. Particularly in New Zealand, that’s because no two renovations areever exactly the same with our unique housing.

Below are the considerationsthat can affect your home renovation costs.

Renovation Size

Perhaps one of the biggestcontributing components is size. Remodelling a studio apartment will besignificantly cheaper than renovating a 5-bed, 4-bath townhouse. Accordingto Interest.co.nz , theaverage square meter cost to build a house in New Zealand was $2337 per squaremeter (excluding non-construction costssuch the cost of land and marketing expenses). However, when it comes torenovations, the average cost to renovate per square meter is $4000.This is because you generally need demolish what is already there inpreparation for the new works, and work around framing, pipes and other householditems during the build.

Materials

Quality materials come at a highercost. You’ll also need to consider maintenance and how long the product isexpected to last.

Renovation Complexity

Renovations might only involve somebasic home improvement, like revamping fixtures and painting. However, if youare totally changing the layout of your home (including the kitchen & bathroomlocation and requires electrical upgrades), assume you will have to calculatemore into the renovation costs.

Where You Live

Where you live can influence yourcost of renovations. One of the biggest costs is labour and hourly wages whichvary from area to area, and Auckland in particular, site access and traffic canbe contributors to cost. Can you put a big bin onsite for rubbish, or does ithave to be manually removed and taken to the dump? Is there adequate parkingfor the army of tradies coming to site? Do they need parking permits? Can gearbe offloaded trucks safely? These things can impact cost.

If you are renovating on the outskirtsof the city, you will want a local builder as you don’t want to have pay forthe tradies sitting on the motorway in the daily traffic jams.

Tradies

Contractors can quote yourrenovation at different rates and ways for the same job. Make sure they are allquoting from the same plans and scope so you can compare ‘Apples with Apples’. Whileit can be appealing to accept the lowest offer, consider what has been left outof the quote, what allowances are there, and what experience does thecontractor have. Paying a bit more for experience could be worth it.

Kitchen

Kitchen renovations arelikely the most intensive in terms of time spent and labour per square metrewith electrical, plumbing & gas, stonework, cabinetry, tiling, appliancetechs, plastering and painting – all trades can be involved. Kitchens can alsobe the most expensive of renovations if you consider all of the appliances and associateditems you might want to purchase.

Kitchen cost: $16,000-$55,000

Bathroom

Bathrooms can also be quite labour-intensive.The main costs are tiling or adding brand new bathroom fixtures. Tiles can costas low as $20 per square metre or as much as $500 per square metre, but thenyou have to have them laid, and you will need waterproofing if its going to bea wet area like a shower. The less plumbing fittings you move or add, the lowerthe cost will be.

Bathroom Cost: $10,000-$55,000

Bedrooms

Bedroom improvements can be costeffective or cost a fortune, depending on what you have currently and what youwant it to be. The most cost effective way to improve a bedroom is to simplypaint it to bring it back to life. Custom wardrobes can create more storage, but don’t significantly add value unless its walk-in. Adding an ensuite will increasethe value of your home, but it also increases the cost to renovate.

The average cost for bedroomrenovation is: $3,000-$40,000

Lounge

The lounge is one of the mostused and most visible areas in your home, so any improvements here will benoticed by all. From simply painting to knocking out walls for more space oradding bifold doors onto a deck, sky is the limit when it comes to options andcosts.

The average cost of living roomrenovation is: $5,000-$15,000

Outdoor Area

From a simple grass garden to apatio, deck, landscaping and pools, your garden renovations push yourrenovation cost calculations up significantly.

The average cost of doing upyour garden and adding a deck is: $3,000-$15,000

How to calculate the cost of your home renovation asan estimation

How do you estimate how muchyour renovation project will cost?

Make a comprehensive list ofeverything that needs to be done, room by room. Be as specific as possible.

Check with your local councilto see any consents are required for the work you are thinking of. Some have asimple online consent tool.

Find out the cost of the hourlyrates in your area, as well as the cost of the materials, fixtures and fitting –you can find much of the pricing online from suppliers, or just give them acall and ask what the cost is.

Budget 10-15% on top of yourcalculated estimate for things you have missed or ‘surprises’.

Talk to your local renovators to get a quote.

How to save money on your home renovation

  • Allow plenty of time for your builders to finish the project. Rushed jobs can increase costs and increase the likelihood mistakes.
  • Compare quotes from multiple contractors before making a choice.
  • Leave the work to the professionals, but DIY when you can. If you have the time, doing your own painting or gardening will cut down on your costs.
  • Work with the layout you already have. Changing walls, electrical or plumbing locations always costs more

Home renovations can cost tens of thousands of dollars, but they can add value to your home.

Sleepouts

Do you want to build a Sleepout? Get in touch with us! Trade Guys can guide you through the process and build that extra space you need!

Adding a sleepout to your existing property can be a cost-effective solution to a space problem, and also add value to your property. It might even earn you a little extra income. With rental prices of anywhere between $200 and $600 a week, sleep-outs can be a great idea if you’re looking for a long-term return on investment. Not only that, but a sleep-out can make your property a far more attractive and stand out from the competition when it comes to selling. A sleep-out that isn’t in keeping with the design of the existing property or encroaches too much on the garden may actually end up devaluing the property, so use common sense and install something that fits your property.

Exemptions to the Building Act, which will be introduced in August, will mean that anyone can build a sleep-out, a carport, or a shed, without needing council permission.

What that means for you? Our professional and qualified builders can construct an outdoor sleepout, cabin, shed or space to your exacting requirements without having to go through the expense of architects and council consent processes and costs.

What is a sleepout?

A sleepout or cabin: Is separate from the main house
can be used as an extra accommodation, a hobby room, home office or storage
does not contain cooking, sanitary facilities or drinking water supply.

Did you want extra space for the kids or extended family? Now is the time to chat to us and build that space you need!
